Extension springs are independent of each other, and require proper tension to ensure level operation. One advantage of having extension, is the ease of replacement. Local hardware stores typically carry them, and a do it yourself job is possible for those who are mechanically inclined. Don’t forget to use caution, as the extension counter balance system is also under extreme pressure, and can cause injury or death.

It is safe to say in most parts of the country that spring is finally here and the desire to get outside and start getting some things done is in the air. The last few weekends I see people everywhere working outside, hauling stuff to the landfill and limbs to the local recycling area where they accept yard waste to mulch down to compost. Besides the yard, another area of focus for spring clean up is the garage. If most garages are like mine, a lot of extra junk has been thrown in there throughout the winter and it is time to do some serious organizing and cleaning up. But this year I decided that I needed to do more, my makeshift shelving just isn’t working anymore, I need a more intelligent use space, I need some real garage storage solutions.

With a little looking around, I discovered that there is a lot available on the market, not just different brands of garage organizers, but different solutions within each brand. There is literally something for everybody depending upon what you use your garage for and the types of items that you store in your garage.

The basis of many garage storage solutions is the cabinet. Garage cabinets come in various sizes and configurations. You can get floor cabinets that are tall with shelves inside, or shorter ones that have shelves or drawers with a work space on top. Cabinets for the garage are often made from a press board with laminated finish or metal. Some cabinets are designed with certain hobbies in mind; such as sports, gardening or wood working. For example, inside a cabinet with sports in mind, you may find a special place to hang bats, a bungee ball restraint or storage bins for smaller items. Some cabinets are designed to be hung on the wall, leaving the floor space underneath for other uses.

Here is a basic way to determine just how “short” you will be on your short sale.

1. Home Value/Worth:  Determine the approximate value of your home.  A good way of doing this is to enlist a real estate agent to perform a Comparative Market Analysis on your property.  A Comparative Market Analysis (CMA) is  an in-depth analysis of a home’s current value by comparing properties in its surrounding area that have been sold, current listings, expired listings, and pending sales. A real estate agent uses a combination of these tools to estimate the value of a home.

2. Cost of Sale: This is where you calculate the approximate cost of a short sale. A property sale can include expenses such as broker fees/commissions, advertising costs, legal fees, and closing costs.

3. Total Value of All Loans: Calculate how much you owe on your property (this can include second mortgages, home equity loans, etc. ).

Next, subtract the total amount owed on the property and the estimated cost of the sale from the expected sale revenue.  The number remaining is how much you will owe after the sale. This number is a good indicator of your chances of having a short sale approved by the bank. An experienced real estate agent can assist with this.

Here is a brief example:

1. Estimated Current Value of Home = $175,000

2. Amount owed on first mortgage: $200,000

3. Amount owed on second mortgage: $50,000

4. Estimated Sale Cost: $5,000

Anyone can negotiate a short sale on their own, but this could be detrimental to the outcome. Having a professional negotiate a short sale for you can significantly increase your chances of success. With so many fly-by-night companies cropping up, it’s becoming difficult to hire someone you can trust. A law firm is always the best option when seeking to hire someone to negotiate on your behalf. This helps the lender recoup more money than they would from attempting to sell a foreclosed property that has fallen apart over time.

Retractable doors are solid, one-piece overhead garage doors that swing out and up when opened, coming to rest entirely inside your garage. Retractable doors provide a little more of an antiquated feel to them, thus are often more popular for those looking to install a new garage door to match an older home. On the downside, retractable doors need quite a bit of space to open (you’ll need to be sure you don’t park any cars too close), don’t insulate as well as some of the other options on the market, and are easier to break into than other door types.

Canopy doors are similar in design to retractable doors, but don’t require as much room to swing open, which one of the main headaches of retractable doors. In order to achieve this, a canopy door does not retract all the way into the garage, instead leaving about 1/3 of the door exposed outside of the house. They are a little more secure than retractable doors when closed, and they are the easiest type of garage door to fit with a garage door opener.

Sectional doors are by far the most popular type of overhead garage door on the market today. Built of several hinged sections that rise up and then back along a system of rails, sectional doors provide you with the highest amount of security, come with varying degrees of insulation, and take up very little space in your garage. Because of their popularity, going with a sectional door will also provide you with the largest range of design possibilities.

Roller doors are garage doors made of a “curtain” of narrow slats that actually wind up onto a roller when retracted. On the positive side, they don’t require any of the tracks or frames that other garage doors do since they simply roll up. As for downsides, they don’t provide much in the way of design possibilities since features such as windows and panels generally don’t fit with the narrow slat design.
